Is anyone going to the secessionist convention? Would anyone mind coming with me in a rental truck to help me pick up a few pieces of furniture from Kate in Bedford (near Manchester) and deliver them to a basement in Stratham so that I can have them when the porc manor opens at the end of the month? I'm going to need a LOT of furniture and this is a chance for free furniture.
I may. PS, it looks like rain on Sat so you need to plan for that.
Depending on the time I can help.
There is the party at 2pm at Dawn's.

Aw, crap. I'm prolly not gonna be able to make that.
Tell us more about the Porc Manor in Keene. I'm aiming to get to town one step ahead of the Historic First One hundred Days, and will be needing a place to stay. (Just gave notice on my wonderful house of the past eleven years, so I guess it's a go!)

I'd really appreciate it. I'm trying to work out crash space Friday night and pick up a rental truck. We'll need to fit Kate's schedule Saturday morning and I don't know the details yet. How flexible is your schedule Sat morning?
Sam, I'm being hired as the on-site property manager for the new porc manor. It has pretty decent-sized bedrooms and a large living space. At first it may be a bit scant, but I'm working on furnishing it. Rooms will run around $500-$600 and it will soon have cable tv, wifi, utilities are included, a nice rec room for watching movies and playing video games, etc. It's 3 miles East of the Main St./101 intersection from Keene.

I'm open Saturday until 3:30pm, the anniversary and my girl would not be too thrilled with me if I told her I was hauling furniture in lol

I've seen it... so jealous. ;D
OMG, dalebert bought a house before me? Am I the last of the real estate primadonnas?! Friday's Freehold remains a pipe dream at present. :weed:
Friday, start a porcmanor in Nashua! You might need to limit the cars to only part of the place though :)

So are you in Manch for the secessionist convention? I'm picking the truck up Fri evening and crashing in Manch at Porc Central. Then I'll drive the truck over to Kate's, get the stuph, drive to Stratham and unload and return the truck in Manch. We should be able to get done well before 3:30. Should I meet you at Porc Central Sat morning?

Actually I just read this and paid more attention. That would work out fine actually, if you just wanted to meet me at the Stratham location. Not as much driving. Turns out I have help on the loading part so just need help unloading in Stratham. I'll PM you.
ha word that's what I was going to say
This is sad, but it looks very unlikely that this porc manor is going to happen after all. It's complicated but what it boils down to is a very elaborate inspection report full of problems and no financial justification for the massive amount of work necessary due to code and zoning laws about how the property can be used.
I'm more disappointed than anyone. As for the furniture that people helped me with, that's not a loss. It will still go to use in SOME porc manor. Just probably not this one.
god damn that's a huge shame Dale. . . damn
That's too bad Dale, it would have been fun. :-\
Bummer! Don't worry, you'll find another. There are tons of properties out there right now at down n dirty prices.
Friday, let's get the Friday's Freehold going! I can help.
Mark
Definite Bummer. I'm guessing the sellers won't come down enough to cover the cost of hoop jumping.
Bummer. But think of it as dodging a bullet.
Maybe the place was wreck in disguise.
Something will come along. What with all the economy stuff going on.

We're not even going back to the sellers about lowering the price. What it comes down to is a renovations nightmare that just can't be made worthwhile based on code requirements and zoning restrictions. I picked up the inspection reports today and it was just overwhelming. Found out the church is unrentable without bathrooms and it doesn't even have a sewer line right now (I thought it did when I made the offer) and both properties have sub-standard wiring that has to be replaced before they're even insurable, and that's just the tip of the iceberg. If we could actually use the properties somewhat creatively, we could do all kinds of cool stuph that might make the work justifiable but there's just no way in Hell. To say it's risky is an understatement.

Oh, I know. As fun as this could have been (if only the numbers could be made to work), I feel I'm much better off with a more standard leasing endeavor.

What's that?
The good news is I have time to prepare a little better and I've learned some things that might save me some of the trouble and expense we went to on this place.
shit
bummer
this was cool beyond belief

Naw, that's ny2nh's manor. How many litters of kittens has she given away now?? :icon_cat: :icon_cat: :icon_cat: :icon_cat: :icon_cat:
Dale, I'm sorry to hear it didn't work out. Like already said, try to consider it dodging a bullet. I know first-hand how hard it can be to think logically about something you've invested strong emotions into, though. But like others have said and you've already agreed, another opportunity will arise and it will essentially have to be a better deal. I look forward to helping you with that one!

Heck I can almost afford that.
ha and it's on beaver street. You could call it the Beaver Dam Manor!
What the hell where people doing in 1872 that they needed such a massive house?
There also appears to be a multi-unit building on Main St (Just north of 101.) From the road it looks like a nice place.

It's worth a look and no doubt they will take less in this economy. Many sellers are desperate, especially the longer the property has been sitting on the market.

I haven't run any numbers, but live there and take on some roommates and you can probably turn a small profit.

Boarding and feeding all of the people working on the farm. They may have rented rooms out to factory workers, but, they may have just filled it with family.

Sadly, I prefer hoarding my worthless FRNs than take any kind of risk. I might need therapy.
Hoard not your worthless FRNs. Hoard these (http://en.wikipedia.org/wiki/Krugerrand) instead.
And...some of these if you find your Rands a little chewy:
