I would think most houses in that area would be on private wells and septic and at least have 1 acre lots as it's in the country.

No. If you go to Google Earth and type in: 39 Lake Shore Drive, Winchester, NH, and, you will see it is near the lake.
No lake access unfortunately, if you look at the related thread on this board, you'll see the price has been drastically reduced to $298,500. This is a really good value.
I'm really looking to get this under contract. If anyone is going to be house hunting this month, maybe in the state around Porcfest, please get in touch with me. This is a great house and you can't beat the price.
