The real estate situation here in CO is very bad.

CO is expected to have the MOST foreclosures this year.

IMO Denver is a big grungey city, not to my liking but many younguns like it there.

There is quite a conflict bewteen mexicans and whites...and I only see it getting worse. The job situation is difficult for the whites as employers hire the mexicans for the cheap labor and to avoid taxes. Mostly all the construction guys are now mexican and many whites are unemployed. Now that Arizona is passing laws to stop illegal immigration and are actally enforcing it , more mexicans are heading to CO.

I have no probs with mexicans in fact they are great hard working people, but my problem is that many come here to feed off the free system supported by the gov and funded by my earnings. Many have no intentions to become residents. What they do is come here for 6 months or so and return back to mexico and live like kings. Or they cash in on the "anchor baby" program.

I avoid the big cities like the plague...but thats just me. Once you live in the country the big cities are noisy dirty and unpleasantly disturbing...not to mention traffic jams and pile ups and the increasing police forces.

If you can - now is the time to buy... at least in Colorado Springs.

I can't legally leave so my girlfriend & I are buying a second house.  We are buying a house appraised in 2007 at 157k, had on offer of 155k 4 months ago that fell threw... for 120k & they are paying closing.

3 bed, 1.5 bath, 2 car, fireplace, backyard opens to designated open space area.

When the market turns we will have 35k+ in equity.

Part of the reason the Springs is going to be a great place to invest is - they are not giving any new building permits - none.  We are also supposed to get a whole bunch more troops in at Ft Cartoon before long... a realtor friend of ours just sold a brand new house in a planned community 3500+ sqft w/$30k in manufacturer upgrades for $285k - it is expected to be worth 450k in the next year or 2.

I agree w/Kola on Denver - I loved it in my early 20s - now I avoid it like the plague.

believe me - i know how bad the cops are here (I actually applied to the sherriffs dept here & the dpd at one time).

After being here in this forum for quite some time I am not convinced NH is the place to move. I have more freedom right here in Colorado and I have a personal vaccine exemption status which is very important to me. And I enjoy buying weapons here without a hassle and that I can carry if I want or get a carry on permit with ease.   

So, why am I here?

Because I think that the few folks that are here are very intelligent in regards to freedom fighting or freedom non-fighting, whichever fits better. I have learned a ton of info about my rights and how to conduct myself with coppers and in certain situations. I was orginally drawn here because I was closely watching the Browns case. I guess I was a bit naive but I really thought the Browns  were going to make history and that all these people would come and support them. I believed all the so-called militia men and the freedom lovers from around the nation would come to support them. But that never happened.
I am guily because I didn't go (I have bills, a business to run etc) so maybe many other groups/militia etc didn't go for the same reasons. I seriously thought of joining the Browns but decided against it. If I did I would be in jail too. I dunno. Anyway, I had thought there were many blood hungry freedom folks who were just itchin to get behind a revolution of this nature but it never happened. Violent ot non violent, I just thought there would be more support as  have read about all these miltias in different ares but yet never saw them come to the Browns. That surprsied me. 

So that changed my thinking... and made me realize maybe a whole lot less folks dont give a rats ass about this country and patriotism or just a whole lot of us are going to wait til things get worse. Again I dunno. So I have plans just to withdraw from the system as much as possible and live in the remote mountains. I plan to pay my taxes, stay active in anti-war marches and educate folks about vaccines and live self suffiecently. I just want to be left alone and savor whatever bit of freedom I can still get.
Because I do think things will get much worse before they get better.

Welcome back. We've made quite a bit of progress since the last time I saw you here. (By the way, I locked the original thread and moved it to the NHLA forum since it's mostly political activism and Russell doesn't like that on his site anymore.

thanks - ive been lurking every chance I get - haven't posted in a very long time though.

kola - i was thinking the same thing (mountains, withdraw, etc..) but I can't.  I did find a 40acre parcel out east for 20k.  hopefully that will be my next purchase... well, septic, strawbale, solar/wind... 100% off grid.  If you ever make it down to the springs let me know (though I only have very sporadic internet access right now - that should change next month).

back on topic - very sad thing for the homeowners involved... bad on many other levels too.  but why not capitalize on it?  That is what a free market is about, right? 

I actually would like to find a way to get a few more undervalued homes or come up w/the cash to get good pre-forclosure deals.  I even have (what I think is) a good plan that would make me money, & help a family in foreclosure - just it could cost several thousand dollars.  basically you bail the homeowner out (pay their expenses out of your pocket), they sign a quite claim deed giving you control of & legal ownership of the property, you let them stay in the house - you save their credit & they stay in their home.  they default you reposess the house & evict them... selling the house & cashing in on the equity/appreciation.  you charge a fee of 10k + your out of pocket expenses or so & roll that into their rental payments & in a year or 2 sign the house back over if they do what they need to do.  there of course is more paperwork involved, other ways to collect fees (they can refi after 2yrs), & it is probably more complicated that this - but i think it can be a win, win, win (homeowner, bank, me).  I just don't have that kind of $ now.

I was doing house flips before they were called house flips. I have done about a dozen over the last 10 years. I can't say I got rich off them but I did make a profit and did most of the work.

Recently I did a 3 flips.  I gambled and got cash advance off my credit cards with those 0% interest for 6 months deals. I remodled them and flipped them and repayed the cards off. I did two successful and one unsuccessful. I came out ahead 72k on the first two and lost 12k on the third. After the last one and with things the way they are now, I am not taking any more risks.

btw those 0% for 6 month deals are becoming a thing of the past. if you have good credit you may check into using cards to get your working capital for your venture/ideas.

Right now I am feverishly stocking up on "bug-out" stuff and preparing, just in case TSHF. I am avoiding the housing market stuff as it is becoming riskier IMO. I have a large office building that I remodeled and work out of and put in on the market. I am having trouble selling it and have dropped my price several times. I want to dump it and have more cash on hand. I do not want to own anymore real estate except my own land.(which is almost paid off).

I think you have a good idea with bailing people out of mortgage debt as (I beleive) Colorado is number 1 is foreclosure status. Good luck

There is one phrase in there that just jumps out at me.  Doesn't jibe with the rest of the sentiments expressed.

Yup Menno. I am gonna pay em'. They will take my land if I don't...and my loghome, once its built. That is a reality and bog gov has upped their watchful eyes and their penalties. The folks hiding up in the mountains are getting tagged nowadays.

I was going to avoid them alll together and not even apply for a building permit. I looked into and spoke with folks who got nabbed. Years ago if got caught you paid a fine and the backtaxes and all was well. Now they will take everything you own and still make you pay back every penny...and could imprison you for life.

OTOH once my license expires I will not renew it...and I plan to do very little driving.
