How steep is the effect of property taxes on rent?

Around the Manchester area there are a variety of towns. In some areas, the millage is almost twice as much as others.

For the purposes of rent, can we expect rent to vary by a similar margin from town to town? Or do landlords tend to average out their rent to avoid charging too little?

The point is whether it's worth it to really concentrate my search for a small house/large apartment, as a renter, in areas where I know that the property taxes are lower.

Be careful about making judgments based on the tax rate. You always have to look at average property values, too.

Some of the towns with the lowest rates have the most expensive houses. That's because of how taxes are set in NH. Unlike most states, where towns vote in a millage and stick with it for a number of years, the rate changes almost every year in NH. First they set the budget, then calculate a rate that will cover it. When property is re-assessed, that also changes the rate.

Two people in different towns can have vastly different tax rates, but pay exactly the same amount of taxes based on differing property values. Likewise, they might have identical rates, but vastly different tax bills.

Right, that's another thing, property values.

Anyway, it's mostly to see what people think. I won't really look at tax rates or property values and exclude everywhere else.

I'm hoping that I can find an affordable small 3br home, perhaps in the Manchester area (I drove around and most of the small towns around it are lovely).

I pay $400 a month in property taxes.   >:(

I could pass along significant savings to my tenants without even just the school portion of that.  (60%)

Ian, when are you going to stop paying? I know you're going to some time, but do you have a plan?
