When I was living in LA I looking into multi family homes.
If you have never bought multifamily beofre then stick with 1-4 units. ?Much easier on the paperwork and easier to finance.

I know it's waaaaaaaay out of the way, and out of the mainstream, and I don' t know how it compares to the rental market elsewhere, but there are tons of 2-4 unit multis in Berlin. Very cheap, too. Maybe Steve Villee can offer more insight.
