Anyone have a lead on land in Grafton?

We're looking for a place to buy, er, rent from the King, and will probably soon be employing Mark Warden to help but in hopes of finding a seller whose land isn't listed I thought I should ask.

The Monadnock area is great but too expensive.  Also, busybodies abound.

Grafton seems nice.  :mf_farmer:

Preferably 5 acres or more. 

Basic residential structure desired but unnecessary.

Our cabin is in Danbury (right next to Grafton), only 3 miles from Hoyt Farm, and has 3.4 acres... You can see more details and a pic in the following post:

PassionatePantherrr, I have looked at that several times.  I'm hoping to find something for around 7500/acre... on the low end of reasonable.

I would love to come for a visit.  Now is a great time.  But the family is difficult to transport and I would probably want to stay overnight somewhere.  Is there a nearby cabin/econosuite we might be able to rent for a night?

 I might have something you'd like.  There are a few extenuating circumstances, but it's a good sized house and 20 acres IN GRAFTON.

I just received an advert from Chuck Braxton, Roche Realty for 54 acres on Prescott Hill Rd in Grafton for $99,000.  No buildings, 2200 feet of road frontage.

What are the property taxes / gov rent on these two properties. I am leaning towards Grafton myself and may consider buying something before I move if the taxes were not to high. Property taxes make my head explode.  :BangHead:

The Prescott Hill property is assessed at $2,256 with taxes of $38.17
But you have to understand that it is in current use and the buyer must pay the fee for withdrawal.

I've never seen the 'current use'  stuff explained in detail on the forums.

I don't understand the current use/withdrawal payment deal.  I've seen it referenced before in some listings but I've never investigated.  What's the deal?

I only have a murky understanding of current use but I found this post by Dordway at http://www.city-data.com/forum/new-hampshire/294135-can-anyone-explain-current-use-2.html :

I cannot begin to explaint the whole current use systems, but can comment on your questions:

If land is "in current use" that means that the value placed on it for tax purposes is reduced, actually reduced quit a lot. For example, if you own 10 acres of land and its open market value and tax assessed value is $200,000 because it can be developed then your tax for that parcel would be 400 x rate per thousand for that Town so at $20/1000 = $4000 tax.

If the same parcel is "in current use" and it is "forest land" the current use valuke may be around $300 per acre or 10 x 300 = $3000 current use value. This value would be used for tax calculations as in the example above, 3 x rate per thouse for that Town, so at $20/100 = $60 tax.

As you can see this is a SUBSTANTIAL savings in tax. When any land that is "in currect use" changes use, that is to build a house and become a residential property the "change of use tax" is calculated as 10% of the appraised value at the time the use is changed so if the value of the land is $250,000 at the time the use is changed then the 'change of use tax" would be $25,000.

Current use can be tricky, because there are minimum sizes that different types of land can qualify. The most important is the "10 acre" minimum. I you have 10 acres in Current Use and want to only take 2 to build a house, you still must pay the change of use tax on all 10 acres because you must be able to keep 10 acres in curent use to get the benefit.

I think you can minimize the tax impact by only removing from current use the amount of land you need for a building lot.  In Grafton that is currently 2 acres.

I just can not figure that out . Are you saying the taxes will be $2,256 this year and stay in that realm until it is developed ?


Because a quarter acre here socialist Palos Hills Illinois has a tax of around $3,100 a year . If this is the case i need to buy sooner rather than later .
