Anyone have a lead on land in Grafton?

Because a quarter acre here socialist Palos Hills Illinois has a tax of around $3,100 a year . If this is the case i need to buy sooner rather than later .

No, he's saying the annual property tax will be $38.17 until the property is developed (or otherwise moved out of current use).

Right, the current taxes are $38.17.

If you took the whole property out of current use and it was re-assessed at the sale price of $99,000 then the taxes would be about $1,700.

Of course once you build a house, install a well and septic system, driveway, etc., the assessment will go up by their value.

No, putting your property into the "current use" program is withdrawing from some of the taxes.  Taking land out of the program involves paying a fee.

I don't know the exact way it works here, but back in PA they had a similar program and withdrawing usually involved payment of all the monies that had been "saved" on reduced taxes while in the program.

 Jerry is correct.  Current use is an effective way of avoiding paying a good deal of the property tax, but when you take the land out of "current use" the taxes that were deferred are due.   For instance raw land in a large parcel is often put in current use, but upon subdivison into smaller house lots the current use exemption is gone and the tax man smiles.

That's nice and all but we're fans of the non-tax thang.  Ya'all don't have to wait til we git up thar to quit the tax thang. ;)

Actually, we do.   We need a few more registered voters to repeal the high taxes.  So get a move on.

I researched the current use insidiousness and think it is reprehensible.  Nevertheless, they're doing it.

Witness the creation of the magical concept:

Quote"Current use value'' means the assessed valuation per acre of open space land based upon the income-producing capability of the land in its current use solely for growing forest or agricultural crops, and not its real estate market value.

The 10% tax assessed on the "full and true value" of the land when someone wants to do something greedy with it, like live on it, would probably classify in legalese as a windfall.  In other words, the government wasn't ever counting on it for purposes of budgeting.  The entire scheme seems to be a way to give "poor" NH landowners a break while sticking it to evil developers.  Pretty sad.

I just learned more about real estate in this thread than than I did during  16 years of public schooling . Why the hell didn't they teach me anything worth while ?

Yes, ownership of "real estate" IS forbidden by those who wish to enslave you but ownership of "property" now that is a different bag...  allodial ownership!   ;D  MY FAVORITE!
