OK......... Here's something that needs to happen, and I can't do it, cause the Rec Center knows me.... lol....

Could someone here volunteer to get a list from the Rec Center of all the events they had there last year?

If there are ANY for-profit groups that have done events there, we have them bent over a barrel with their pants down.

Also checking other possibilities, will let you know as something develops.

Here's the latest hulabublub.

The Moving Company has rooms which are

only available mid-weekday (no evenings or w/e)
2 large rooms, 1800 ft, 30/hr, and  1 small room 25/hr
And the rooms are empty
month min lead time, very  BUSY

KSC:

Rooms: $30/hr for 1st 2 hr (min), $15 each add hour
Classrooms $20 1st 2hrs (min), $10. eah.
w/e are MOST available (this works out for us)
Extra charge >9:30 pm
AND we cannot, w/o special permission, teach courses KSC offers.

I tried calling some office places today, with no luck. Will keep trying.

As you hopefully know, Varrin and I toured two offices yesterday.

First, the report from that.

Both offices are in the same building, right at the corner of West
and Main Sts (with entrances on both streets). There's not a better
location in Keene at all. Both second floor, small signs out front.

First room: The smaller of the two. Rectangular, maybe 18' long,
divided down the middle with a wall w/ door. One 1/2 is larger than
the other half. Could fit prob 12-15 students in the larger half,
and prob use the second half for merchandising/office space. Price:
$250/mth, plus about $10/mth in electrical.

Second room: A DREAM place, really. Door opens into a nice
reception/office area, there's two rooms we can use as classrooms,
holding maybe 25 students each, plus another smaller central room
for merchandising that people would have to walk thru to get to and
from classes (;o)), and a nice big storage area. Price: $550 a
month, plus about $30/mth in elec.

And either place we get, we would need some minor business insurance
and license ($50, one time).

Varrin and I went out and talked about it afterwards, and the way we
were thinking of suggesting setting it up was the LTLC could rent
the offices, and effectively sublet it to the teachers at a
discount, who would keep 100% of the proceeds from their classes.

So, setting it up that way, we/I crunched some numbers (poor
numbers!).....

The break even point is 10 classes a month for the small place, 20
classes/mth with the large place.

Now the maxs (cause those ar emore fun!)

First question: How much could the LTLC make, if we we the teachers
were renting all the time?

If we were open 8-9ish every day, and we rented the spot(s) to
ourselves in 2 hour blocks (for $25/2hrs) from 8-6, and one 6-
whenever (open, it would be our place) ($40/eve), the LTLC would
gross (5*25+40)*30= $950, or about $5k month at the small place.

That's with only, say $260+10+ins($?) a month cost - no salaries to
pay.

Even if we kept our price to ourselves low (and why not?), with the
large place, that would double the gross revenue if both rooms were
sold out all the time. $10k/mth with $550+30+ins($?) in costs.

Plus, Varrin and I were talking about the Liberty Tree Mail possibly
subleting some space from us (maybe $60-80/mth).

Second question:

How much could our profs make?

Totals:

With one room, and 12 students (conservative) for the small place,
and an average $10 admission, all of which is kept by the teachers,
6 sessions a day, 12*10*6*30= $21,600/mth total for the teachers,
and obviously some would be used (by most people) to buy more class
time.

The large space, with two rooms, and 25 students each gives a max of
25*2*10*6*30= $90k/mth total, before class buying time.

Well? Whatdy'all think? Less of a risk and less of a payoff, or more
of a risk, and more of a payoff?

Who's willing to commited to buying time on a regular basis? Varrin,
Dawn, andmyself have all said we'd kick in $50/mth for a few months
to get this rolling. Anyone else in? You could use that money to get
time, and make even more money!

Comments? Suggestions?

If anyone is serious about teaching, and wants to see the places, it
can be arranged.

Wow, I just stumbled across this... surprised I hadn't heard of it!

Well, I've been teaching college English/Writing classes for several years now (my students are mostly recent govschool grads... ;) ;), nudge nudge), and it sounds like you Keene folks are giving me another reason to choose your cute little city.? I'm always trying to tell my handful of interesting colleagues this sort of thing is possible.

I am very, very interested in this idea.? See y'all soon!? I'll be making an extended visit this summer, and if I can find a way to employ myself, I might just stay.? :D

P.S. Would an LTLC teacher be fired if, for example, he was sighted coming out of the Hemporium? ;D

Actually we were looking at office space above the hemporium.

We just haven't had enough classes yet to get ourselves classroom space.
Maybe we should start looking into renting space by the hour again.
