Porcupine Acres meets White Mtn. Land Club

Since it appears that most of the guys in the White Mountain Land Club have already bought land, I figured I'd bring the discussion here.  Basically the idea was to pool money to buy land (cost per acre is much cheaper when you buy in "bulk").  I guess there weren't enough takers or people already had enough money for what they wanted.

Since I'm damn-near poor and will not have $100,000 at my disposal anytime soon, I'm wondering if anyone else wants to go in on some land.  The more takers the more land we could buy.  The White Mtn. group wanted $10k blocks of money and you would get however much land your "share" covered.  I was thinking $5k sounds more reasonable to us po' folk (or however much you can put in).

Also, along with a large tract of land, there would be ample opportunity for people who would like to work (barn-raising, gardening etc...) for a place to live, or for LDs or cash or whatever.  Thus, we would have a little community of like-minded people, each with enough area for solitude but the comfort of knowing you have good neighbors, and a place/places for people to stay without going through credit checks or giving out SSNs etc...

AND this would be a way for future movers (KB Craig, where you at?) to already have some land picked out [and maybe already have their house built for them by us already here].  Of course anyone who already has a residence could use this as investment property as well.

So most of the wmlc members have gotten what they wanted?

It makes sense to me that we can gather together people with very like ideas on how they would like to live on the land they buy. How do you feel about following government rules on building and paying property taxes on this land?

There's been very little activity on the yahoo group in the last half-year and it seems that most/all of the people have either acquired land or are on to other things.

I'm open to suggestions on location.  I was originally thinking West Central NH.  Close enough to the Connecticut River (ample water) and far enough away from the more expensive areas of the state.   Though it's all expensive to me. Up north would be nice but we could probably get more takers if it was in the southern half of the state.

As per the Free/almost Free decision -  I could care less about building codes but I would plan on paying the property taxes.  If it's secluded enough then "they" would have no reason to enter your property in the first place to whine about whether or not your structure is "safe".  But they do notice when you don't pay your taxes and unfortunately I don't see a way out of that.  Yet.  I just can't accept the notion that I'd be spending time, money and energy in this thing knowing in advance that it would be gone in 3-5 years.  :(

I have always liked the views along the connecticut river. :)

I don't understand what you mean by "ample water".

It may not be the Lakes region, but there is no shortage of water for our consumption and wildlife as well.  In other words, we wouldn't be sitting on top of a mountain relying solely on rainwater and we could be off-grid without many complications!

We are still looking. In fact we looked at a lot yesterday that I really really like. And we spoke to Joel about working for us. Not having committed, we are still open to discussion. $5000 apiece means you need a bunch more people to pay for the land. Have you looked at prices yet? We might spend up to $30,000 on land and that will get you up to 5 or 6 acres if you look hard enough.

I think the bigger issue is the compliance/noncompliance agreement. Not just property taxes but how much or little disobedience goes on and is everyone at risk. The smaller the group, the easier to get agreement.

I can't picture any part of nh having water shortage problems. :)

Cool.  It's good to know there's at least some interest.  I'll be looking for parcels of land (and don't be shy if anyone else finds a decent deal, let us know).  One thing that I'll be looking into is forming some kind of a Trust.  That's probably the best way, especially since there will be multiple parties.  The Trust can "lease" out land (to each individual party).  If property taxes were not paid I believe the Trust would simply lose the land but as renters we would not go to jail or be forced to pay the property taxes.  Obviously I don't plan on doing this if I'm going to lose my chunk of land.  I'll see what can be done about not paying property taxes.  Totally unrelated question:  do churches have to pay property taxes???

If anyone has any specific ideas or can think of potential problems, post them here so we can solve them.  In the meantime, start saving!

Generally, not, from what I've seen.  But the authorities tend to be pretty strict about exactly what they consider a "church" for such purposes.  Numerous churches have been seized for non-payment, because the authorities decided that the church in question wasn't "really a church."  I'll PM you with contact information for someone who can probably discuss this with you better than I.

Of course, you could form a landed branch of the "Church of All Faiths" with the "Worshippers Are Us" bit from the Frantics skits/songs. Or a faith worshipping the Dionysius:

i would be interested in a land investment with a group of like minded people, land is cheap northwest of plymouth up campton way the further north you go the cheaper the land gets. I own 24 acres in canterbury and would love to subdivide with porcs. if i can get the road upgraded to class 5 i already have a subdivision plan done by an engineer which was not cheap.
canterbury is a lovely little town 20 min. from concord. Berlin is also up and coming with the new electric plant going up. coos county is beautiful with lots of room to spread out.and up there you can probably find owner finance. Joe
